Position Responsibilities
- Primary focus on lab and outpatient medical assets.
- Support senior housing assets as needed.
- Serve as owner’s representative for capital improvement programs across the Boston market, inclusive of tenant improvements and amenities upgrades.
- Establish project scope, budgets, schedules, and execution strategies aligned with leasing, tenant demand, and asset business plans.
- Deliver projects through a flexible execution model, providing direct oversight where appropriate and engaging third-party construction managers or project management firms based on project scale, complexity, and risk.
- Provide regular reporting on project status, budget performance, schedule adherence, and key risks.
- Lead project execution from planning through close-out.
- Facilitate milestone meetings and cross-functional coordination.
- Drive timely decision-making, issue resolution, and course correction.
- Support the leasing team by reviewing and responding to tenant mechanical, electrical, and plumbing (MEP) inquiries during lease negotiations and fit-out planning
- Interface directly with prospective tenants to clarify building infrastructure capabilities, coordinate site walkthroughs, and provide technical information as needed.
- Provide technical leadership and support to property management teams and building engineers.
- Conduct property condition assessments on a scheduled basis and as part of acquisition or disposition due diligence.
- Review preventative maintenance programs to identify performance gaps, capital risks, and long-term replacement needs.
- Develop and execute portfolio-level capital strategies aligned with asset business plans.
- Prepare and manage annual and multi-year capital budgets and forecasts.
- Track year-to-date capital spend against approved budgets and identify variances.
- Maintain ongoing communication with property management and leasing teams.
- Provide oversight and guidance to operators and third-party service providers.
- Lead preparation and coordinated response for portfolio emergencies, including natural disasters.
- Support emergency communications, incident tracking, and reporting of material events.
- Collaborate with peers across portfolios to identify best practices and continuous improvement opportunities.
- Lead portfolio sustainability initiatives and execution.
- Participate in special initiatives requiring presentations to senior leadership and key stakeholders.
- Review contracts and provide technical and commercial input for legal review.
- Identify opportunities to enhance property value through utility optimization and operating expense reduction.
- Strengthen portfolio technical capabilities through vendor partnerships and training initiatives.
- Drive process improvement across capital planning and project delivery.
- Build and maintain relationships with key vendors and consultants.
- Bachelor’s Degree in Mechanical, Electrical, Civil Engineering, Construction Management, Architecture, or related field preferred.
- Minimum of 4 years of experience in project management, construction management, engineering, architecture, or a closely related environment.
- Experience in capital planning, budgeting, and cost estimating.
- Strong verbal and written communication skills.
- Staff management experience a plus.
- Ability to manage multiple projects concurrently with limited oversight.
- Advanced Excel skills and working knowledge of Microsoft Office.
- Strong analytical and problem-solving skills.
- Ability to access building systems, rooftops, ladders, and confined spaces as required.
- Ability to work effectively while traveling and remotely.
- Travel up to 30%.
- $200k - $240k annual salary based on experience
